Sell Your Property As-Is — Without the Repairs, the Cleanout, or the Uncertainty

We work with families, trustees, fiduciaries, and out-of-area owners who need a straightforward path forward on a property that doesn’t fit the traditional market. No repairs required. No staging. No open houses. Just a private, honest process that works around the estate — not around our calendar.

Is This the Right Fit for Your Situation?

This page is for property owners and estate representatives who are dealing with one of the following situations. If any of these sound familiar, keep reading — we can likely help.

You’ve Inherited a Property You’re Not Sure What to Do With

Inheriting a property is rarely straightforward. There’s the emotional weight of a family member’s passing, the practical reality of a home that may be full of belongings, and the legal and financial complexity of an estate — often all at the same time. And if you live out of the area, add the difficulty of managing a property you can’t easily get to.

We buy inherited properties as-is, throughout the Peninsula and East Bay. You don’t need to sort through the belongings, make repairs, or even be present for the property visit. We handle the complexity on our end so you can focus on what matters.

You’re a Trustee or Personal Representative With a Property to Sell

As a trustee, you have real obligations — to the estate, to the beneficiaries, and in many cases to the court. The property needs to be handled responsibly, the transaction needs to be documentable, and the process needs to move at the pace the estate requires.

We work with trustees and personal representatives regularly. We understand fiduciary obligations, we’re accustomed to the documentation requirements of probate transactions, and we’re comfortable working directly with estate attorneys when the situation calls for it. If you need a reliable, defensible off-market sale, this is what we do.

The Property Needs Significant Repairs

Some properties simply can’t be listed in their current condition — or the cost of bringing them to market would wipe out most of the sale’s benefit. Deferred maintenance, structural issues, outdated systems, damage from water, fire, or years of vacancy: these are exactly the situations we’re built for.

We assess every property on its own merits and make offers based on what it actually is. We visit the property in person before making any offer, which means the number you receive is accurate and there are no reductions later because we “didn’t realize” something about the condition.

You’re Managing the Property From Out of State

Managing a Peninsula or East Bay property from a distance is harder than most people expect. The coordination, the local presence required at every step, the contractor access, the neighbor questions — it adds up. And when the property is part of an estate, the pressure to resolve it can be significant.

We handle everything locally. You’ll need to be available by phone and for document signing, but you don’t need to fly in to make this work. We’ve managed the process remotely with families across the country and we know how to keep it simple from your end.

The Property Is Packed With Belongings

One of the most common reasons a property can’t go through a traditional sale process is that it’s simply not ready — full of furniture, personal belongings, or decades of accumulated items that haven’t been sorted. Organizing an estate cleanout while grieving, often from a distance, is an enormous undertaking.

You are not required to remove anything before we visit or before we close. If it helps your family to leave things behind, we’ll handle the contents after the transaction. This is something we address on a property-by-property basis and make clear before you make any commitment.

What Selling to Metis Assets Actually Looks Like

This is not a complicated process. Here’s the sequence from first contact to closing:

Step 1 — You tell us about the property

Fill out the short form below or call us directly. We’ll ask a few questions about the property’s location, condition, and your timeline. Completely confidential, zero obligation.

Step 2 — We visit the property

Before making any offer, someone from our team visits the property in person. You don’t need to prepare it, clean it, or stage it. We’ve seen every condition and nothing will be a surprise.

Step 3 — We present a transparent offer

After the visit we put together a straightforward written offer — purchased with cash or private financing, with no loan contingency and no appraisal contingency and walk you through how we arrived at it. No pressure to decide immediately, no mystery about the number.

Step 4 — You decide

If the offer works for your situation, we move forward on a timeline that fits the estate. Close in as little as seven days, or take the time you need. If it doesn’t work, you’ve lost nothing but a conversation.

A Few Things You Should Know Before Reaching Out

We visit every property before making an offer. We don’t make offers based on photos or online estimates. This protects you — the offer you receive reflects what the property actually is, with no surprises or reductions later in the process.

There are no commissions or agent fees. We’re the buyer, not a middleman. As with any real estate transaction, the seller pays standard closing costs — title insurance, escrow fees, and property taxes owed through the date of closing. We’ll walk you through these clearly before you make any decision. What you won’t pay is an agent commission, which on a Bay Area property typically runs 5–6% of the sale price.

The process is completely private. No MLS listing, no yard sign, no open house, no public record of the transaction until it closes. For trustees with professional obligations and families who want discretion, this matters — and we take it seriously.

You don’t need to clean out or repair anything. We buy the property as-is. Belongings, deferred maintenance, major repairs — none of it is your problem to resolve before we close.

We close on your schedule. The estate sets the timeline, not us. We can close quickly when that’s what’s needed, or we can wait while the estate works through its process.
