Step 1 — Tell Us About the Property

This first conversation is completely confidential and comes with zero obligation. You’re not committing to anything by reaching out.
If you’re a trustee or personal representative, we’re comfortable working at the pace the estate requires. If you’re an out-of-area owner, you don’t need to be local for this step. A phone call or form submission is all it takes to get started.

Step 2 — We Visit the Property in Person
Before we make any offer, someone from our team visits the property. This is non-negotiable for us — we don’t make offers based on photos, online estimates, or square footage alone. Visiting in person means the offer we present is based on what the property actually is, not what we assume it to be.
You do not need to prepare, clean, repair, or stage anything before we visit. We’ve seen every condition imaginable — homes that haven’t been touched in decades, properties full of belongings, serious deferred maintenance, significant structural issues. None of it is a problem and none of it will be a surprise.
If you’re managing the property from out of state, we can coordinate access locally. You don’t need to fly in for this step.
What to expect during the visit:
- A walkthrough of the property, typically 30–60 minutes
- No pressure to discuss price or terms during the visit
- A follow-up call or email once we’ve reviewed everything
Step 3 — We Present a Transparent Offer
After the visit we put together a written cash offer and present it to you with a clear explanation of how we arrived at the number. We’ll walk through it with you directly — what we looked at, how we weighed the condition and location, and what our thinking was.
There is no pressure to accept on the spot. Take the time you need. Talk it over with your attorney, your co-trustees, or your family. We don’t follow up repeatedly and we won’t use high-pressure tactics at any point in this process.
A note on pricing: We’re transparent about how we work. Our offer won’t be a retail market value — it reflects the fact that we’re buying as-is, paying in cash, and removing all the variables that make a traditional sale uncertain. For many families and trustees we work with, that certainty, privacy, and simplicity is worth more than squeezing the last dollar out of a public listing process. But we understand that’s a calculation only you can make, which is why there’s never any obligation.
On closing costs: As with any real estate transaction, the seller pays standard closing costs — title insurance, escrow fees, and any property taxes owed through the date of closing. We’ll walk through these clearly before you make any decision. There are no agent commissions and no fees charged by us.
Step 4 — We Close on Your Schedule
If you accept the offer, we move to closing. We handle the coordination with the title company and keep the process moving on our end. You tell us the timeline that works for the estate — we work around it.
We can close in as little as seven days when the situation calls for it. We can also take longer if the estate’s process requires more time. There is no pressure from our side to rush.
Closing happens at a reputable local title company. Everything is handled through proper escrow — the same process as any real estate transaction, just without the agent commissions, the open houses, or the public listing.
Common Questions About the Process
Do I need to be present for the property visit?
Not necessarily. If you’re local and want to be there, that’s welcome. If you’re out of state or unable to be present, we can coordinate access through a property manager, a neighbor with a key, or a local contact you designate. We’ll make it work.
How long does the whole process take from first contact to closing?
It varies by situation. The property visit typically happens within a few days of the initial conversation. The offer follows shortly after. From accepted offer to closing, the minimum is about seven days — but we commonly close in two to four weeks, which allows time for title work and any estate documentation. If the estate needs longer, we accommodate that too.
What if the property has tenants?
We can work with occupied properties. If there are tenants in place, let us know in the initial conversation and we’ll discuss how to handle the visit and the transition appropriately.
What if I’m a trustee and need the transaction to be documentable for the court or beneficiaries?
We work with trustees regularly and understand that the transaction needs to be defensible. Our written offer, the documentation of our process, and our willingness to work directly with estate attorneys are all designed with this in mind. If your attorney has specific questions, we’re happy to speak with them directly.
Is there any obligation at any stage?
No. You can go through the entire process — initial call, property visit, receiving the offer — and decline without any obligation or follow-up pressure. The offer is yours to accept or decline on your own timeline.
